Why we will not print one starting rate
A lot of Dholera pages open with one rupee figure. It looks tidy, then it goes stale, and it hides the gap between a back plot and a road plot. We quote the current rate on WhatsApp for plots we can show papers for. Once you have a survey number, you can hold us to it.
If someone offers a Dholera plot price per square yard and cannot name the scheme, that number was chosen for the advertisement.
Come and see the plot
Come after we have a shortlist. By then you should know which plot, which road, and which papers are in the file. On the ground you check the corners, the levels, and whether the approach matches the layout.
Tell us the day you can travel. We will tell you what to carry and how to reach the plot from Ahmedabad. In the same chat, ask us whether travel, stay or a car is included. We do not pay for flights unless we have said so to you directly. Seeing the land does not mean you have to book it that day.
The registry still waits on your advocate. A good visit is not a title search.

Can an NRI get the same cost sheet?
Yes. The sheet is the same one we send everyone. The remittance and the tax treatment are for your advisor. FEMA allows many NRI purchases of non-agricultural property, with conditions. Please clear the exact plot with your own lawyer before you remit.
