In Dholera, people say commercial and mixed use for all sorts of land. On a town-planning drawing the words are specific. Mixed use usually means the plot can carry a shop and homes. A factory is a different file. A back-lane house plot is a house plot, even if someone on the phone calls it commercial.
Frontage is what we look at first. A shop that never meets a road people will drive is a room with a shutter. Ask us for the road width on the layout, the name of the scheme, and whether the plot sits in the Activation Area or further out. Those details move the rate more than the word prime.
Some files talk about 55 metre roads and city-centre plots. We treat a width as real only when we can see it on the sanctioned plan.
